How an application is reviewed

The application fee is $40 per adult and covers the credit, eviction and background check. We will give you a decision within two business days. If the answer is no, we will tell you the reason.

  • IncomeHousehold income of at least 2.5 times the rent. Vouchers and benefits count.
  • Rental historyNo evictions in the last five years, and a previous landlord we can telephone.
  • CreditWe review it. There is no minimum score, and medical debt is not counted.
  • BackgroundReviewed case by case, following fair housing guidance.

Groundwork follows the Fair Housing Act and the Kansas Act Against Discrimination. Kansas real estate broker licence on file.

Rent may be paid by bank transfer at no charge, or by card with a 2.9% fee. In other words, a rent of $1,180 paid by card comes to $1,214.22. To report a repair, photograph it and submit it in the app.

The 8% includes rent collection, screening, a move-in and move-out report with photos, a yearly walk-through, 24-hour repair line, and a statement on the 10th of each month.
