Family roofers in Derby, Kansas, since 1994

At 7:40 on May 21, Jo Lindquist climbed up with chalk.

Stillbrook Roofing & Exteriors is Jo and Mike Lindquist's company in Derby, Kansas. Its crews tear off and put on roofs from south Wichita to Mulvane and Rose Hill. Two days after the hail, Jo chalked a ten-foot test square on every slope of a hip roof and circled each dent. The north slope had 13.

The owner paid nothing for the climb. Nobody does. When a count is too low for a claim, Jo says so on the ridge.

The insurer's worksheet, six lines long

Same roof, a week later. The insurer wrote it up on a worksheet, and these figures are typical for a 31-square house in Sedgwick County this year. A different house changes every number. The six lines stay in the same order.

May 28, on the ridge with the adjuster

The adjuster had forty roofs to see that week. Jo brought the chalk sheet and the photos, and the two of them walked the same six slopes. Nine times in ten an adjuster and Jo agree before anyone climbs down. When they do not, Jo writes the supplement, and the homeowner never argues about drip edge.

The contract with Stillbrook is signed after the claim is approved, never before. The insurer's checks go to the homeowner, who pays Stillbrook in two parts that match them.

The deductible is the homeowner's to pay. A contractor at the door who offers to cover it is padding the invoice the insurer sees, and the name on the claim is the homeowner's.

Price sheet, 2026, installed

Prices are installed, for 2026, on a one or two story house. Roofs steeper than 9/12 and three-layer tear-offs cost more, and the extra is put on paper before work starts.

Panels on the board at the yard

The real panels hang at the shop, and most owners stand in front of them with a coffee before they pick. Shingles look lighter on a whole roof than on a sample. The advice at the yard is one shade darker than you first think.

Last June, two and a half inches in an hour

An overflowing gutter soaks the fascia first, then the decking, then the drywall in a hall closet. Stillbrook hangs its gutters to carry that June rain.

“Shingles don't blow off. Nails let go. Out here I put six in every shingle and I count them on the first row before anybody climbs down for lunch.”

Six nails on the nailing line. The bundle wrapper allows four. The extra two add about forty minutes to a whole roof.

Storm week, on the website

The week after hail, the shop phone rings two hundred times. Bookings, claim questions and ballpark prices go through these four instead, and Jo calls back once she is off somebody else's ridge.
